  • Kharghar

    Navi Mumbai's most established premium node

    Kharghar is the node other Navi Mumbai sectors are priced against. Metro Line 1 to Pendhar has been operating since 2023, the 80-hectare Central Park is delivered, and CIDCO's developable plot supply on the hill line is effectively exhausted. Constrained supply against sustained demand is why Kharghar has held a premium over every neighbouring node for a decade.

  • Ulwe

    The airport node, and the fastest mover in MMR

    Ulwe sits between the Atal Setu landfall and the Navi Mumbai International Airport perimeter. No other node in the region has two infrastructure events of that scale within five kilometres. Prices have roughly doubled since 2020 and the node still trades below Kharghar, which is the entire investment case — and also the reason to be careful about which sector you buy in.

  • Panvel

    Lowest entry ticket in the airport catchment

    Panvel is the rail junction where the Harbour, Trans-Harbour and Konkan lines meet, and the gateway to CIDCO's NAINA planning area. Entry pricing is the lowest in the airport catchment, which suits a longer holding period: the infrastructure is real but the social infrastructure is still maturing.

  • Vashi

    Navi Mumbai's original CBD

    Vashi is the oldest and most expensive Navi Mumbai node. New supply is effectively nil — almost every transaction is resale — so price discovery happens through the secondary market rather than launches. Buy Vashi for liquidity and a short commute, not for percentage appreciation.

    The balanced choice: schools, seafront, connectivity

    Nerul combines Palm Beach Road's premium seafront stock with an unusually deep school and college cluster. That mix produces the most reliable end-user demand in Navi Mumbai, which in turn keeps rental vacancy short.

  • CBD Belapur

    The administrative and commercial core

    CBD Belapur is where Navi Mumbai's offices and government functions sit, and the terminus of Metro Line 1. For commercial investors it is the strongest node in the city: Grade-A office space here returns 6% to 8% gross against 2.5% to 3.2% for residential.

    The IT corridor node

    Airoli's Mindspace and Knowledge Park campuses put tens of thousands of IT employees within walking distance of residential supply. That is the shortest employment-to-home link anywhere in Navi Mumbai, and it is why Airoli rents re-let faster than the city average.

  • Dronagiri

    The speculative edge of the airport catchment

    Dronagiri is the lowest entry point in the whole airport catchment, driven by JNPT port employment and proximity to the Atal Setu landfall. It is also the least developed: schools, hospitals and retail are genuinely sparse. We recommend it only to investors with a seven-year horizon who understand what they are buying.

    A planned township inside the city

    Powai is the only part of Mumbai that functions as a planned township. The tenant pool is expatriate and senior corporate, which supports both the highest rents in the eastern suburbs and unusually long lease tenures.

    Redevelopment and the Eastern Freeway dividend

    The Eastern Freeway cut Chembur's drive to Fort to under 25 minutes, and redevelopment has been converting old colony stock into modern towers ever since. Supply is therefore lumpy — timing matters more here than in most Mumbai micro-markets.

    Goregaon East carries the western suburbs' largest concentration of Grade-A offices. Metro Line 7 along the Western Express Highway has materially improved north–south access, and residential supply here is leased almost entirely by people working within three kilometres.

  • Hiranandani Estate

    Thane's most established township address

    Hiranandani Estate at Patlipada is the benchmark Thane address — neo-classical towers, wide internal roads, and every daily need inside the gate. Rental demand comes from senior corporate tenants working in BKC, Powai and Airoli, which keeps vacancy periods unusually short.

    The original IT corridor, now metro-connected

    Whitefield was Bengaluru's first IT corridor and the metro Purple Line extension finally solved its commute problem in 2023. The combination of a very large tenant pool and entry pricing at roughly a third of Powai is what produces yields no Mumbai micro-market can match.

    Where Bengaluru's new tech employment is going

    Sarjapur Road absorbs the largest share of Bengaluru's new residential launches, driven by the Outer Ring Road tech belt. Supply is abundant, so this is a node where developer selection matters more than location selection.

    Kolkata's planned satellite city

    New Town is the only genuinely planned urban extension in eastern India — wide arterials, buried utilities and a real IT employment base. At ₹ 5,500 to ₹ 8,500 per square foot it is roughly a third of Powai for comparable specification.
